Lake Norman Sellers, A Possible Alternative To Dropping Your Price!

As your Lake Norman  agent, it is my job to research ways to make the sale of your home happen as fast as possible and at the highest possible price.  I had a meeting with a lender this morning that has programs to offer that may lead to more buyers for your home as well as creating a win-win for both the seller and buyer.

This lender is prepared to partner with me to assist you with marketing these plans to try and bring more buyers to the fray.  So, before any of you Lake Norman or Charlotte area sellers lower your price, consider the alternatives.

What if you can offer a potential buyer a buydown of the interest rate they will we paying on thier mortgage.  Instead of lowering the price of your home significantly, offer this alternative.  How does it help?  You can offer a percentage to the buyer to buydown the buyers rate for a period of time which you can negotiate.  This takes less money out of your pocket. Also, for a period of 1-2 years or even permanently the buyers interest rate is reduced.  This is not an ARM.  This is just a way to reduce the rate by 1-2%.  Think of the savings being offered to the buyer on his/ her mortgage.

Here is an example.

Suppose on a $300.000 house my Lake Norman area Seller is considering lowering the price 10K to 290,000.   The cost to the seller is the 10,000.  Now, instead the seller offers a 2/1 buydown.   The cost to the seller is $5184.00 which saves the seller $4,816.

The benefit to the buyer is this:  If the seller reduces the price to $290.00 it saves the buyer roughly $50.00 a month.  In the buy down scenario, the buyer saves $250.36 a month the first year and half that the second year.  Please keep in mind these are assumptions made on the loan and the percentage cost to the seller to buydown the loan is calculated by the lender. It also assumes the buyer can qualify.  Regardless, the seller saves money and the buyer saves the money.  It can be a win-win and a viable alternative to reducing your homes price!
