Lake Norman Real Estate; Deeded Boatslips vs. Using Boat Storage Marina’s

Recently I had someone comment on this blog asking questions about deeded boat slips vs. using Boat Storage Marina.  In the image below you can see how deeded boat slips are typically constructed for a particular community. 

Lake Norman Deeded Boatslips

There are numerous communities around Lake Norman with deeded boat slips.  Some things to consider when trying to choose.

Deeded Boat Slips:

  • Are typically more convenient to your home. 
  • May assist you with meeting others in the neighborhood with boat slips near by.
  • Depending on the boat size, you may want to consider purchasing a boat lift to keep the bottom from getting very dirty. Cost is about $6,000 and up.
  • Your Home Owners Association dues are typically higher for maintenance of the slips.
  • You do pay a premium for the boat slip but resale value is also increased. The value of boat slips are around 20K on average.

Some things to look for:

  • Make sure your agent also finds out the boat slip that runs with the home you are considering and you also view this as well as the home.
  • Make sure the slip is in an area of deep water. I have seen some close to the shore have little to no water in winter. 
  • Make sure that the docks and slips are well maintained. 
  • Be sure to consider the additional Home Owners Association costs. 
  • Be aware of the parking at the community docs.  I have seen some deeded boat slips with very little parking which makes loading and unloading a real hassle!! 
  • Be aware of the nearest boat ramp.  If the community has one for taking and putting your boat in and out of the water.

Lake Norman Dry Storage

Using a Lake Norman Marina or Dry Storage

  • Hassle Free
  • Call ahead of time and they will unload boat and have it ready for you
  • Often times provide onsite maintenance
  • Will winterize boat ( Note: in our climate this is not imperative)
  • You may be able to purchase more house without the deeded slip but still enjoy boating on our lake without the hassle of trailoring your boat.

Some things to consider:

  • Marinas do close. What happens if you arrive late. This is important for those that like to boat at twi-light and/or go to dinner on one of our lakefront restaurants.
  • What is the cost for slips and/or dry storage.
  • What is the lead time for getting the boat ready if dry stored.
  • Will the Marina get the boat ready if it is just in a slip.  (I know of one that does this for you)
